Terms and Conditions

The Coach House and Schoolhouse are unique guest houses that form part of The Rift Estate, which is our family home. Thank you for adhering to the guidelines below, which will assure a you a wonderful time whilst respecting the property and neighbourhood. We hope you thoroughly enjoy your stay and love the property as much as we do.

Additional Guests

The Coach House is strictly limited to 13 guests, unless arranged with us prior to arrival. Additional beds are available upon request.

The Schoolhouse is strictly limited to 2 guests.

Infant cot can be arranged upon request.

Events

The use of The Coach House or Schoolhouse and grounds to host events or entertain additional guests beyond accommodation capacity is not permitted.

Pets

Pets are not permitted.

Please note, there is a friendly black dog who lives at The Rift Estate house on the property.

Fires

The buildings are very old wooden structures, therefore the only fires allowed are in the fireplaces. Traditional candles and are not permitted, only battery operated ones.

Smoking

For the comfort of all our guests smoking is not permitted within the houses or anywhere on the grounds. Please exit the property to smoke and dispose of cigarette butts into the outside bins on re-entry.

Wildlife

The property is located on the edge of a tract of native bushland. We are sometimes visited by wombats, wallabies, kangaroos and the occasional snake and spider.

Pond

There is a large, deep, unfenced pond on the property. Please supervise children at all times.

Bond

The bond payment will be returned to your account once the property has been inspected post departure and deemed to be in the same state as arrival.

Any damage or expense incurred by us will be deducted from the bond, including things such as breakages, lost items, stains, excess rubbish removal, garden damage, cigarette butts and additional cleaning.

Failure to follow these policies can result in a partial or full cancellation of your bond.

Cancellation

In the event of cancellation, the bond will be refunded in full and all other payments forfeited. Notification of cancellation must be provided in writing.

Booking dates are not transferable.
